Fort Smith is the Arkansas market whose economy does not stop at the state line, which is useful for tenant demand and occasionally confusing for comparables.

Rent to price

Typical value $205,433 against typical rent $1,075, as of 2026-08-31, for 6.28% gross. Comparable entry price to Jonesboro at a lower yield, and comparable yield to Little Rock at a lower entry price.

The border cuts both ways

A metro that straddles a state line draws tenants and buyers from both sides, which broadens demand. It also means some of the comparable sales an out-of-state buyer finds are Oklahoma properties governed by different tax and foreclosure rules. Your Arkansas property is governed by Arkansas rules: the 10% non-homestead assessment cap, and a 60-day non-judicial foreclosure with no redemption after sale.

How we look at it

Rent in place against the full payment, with the tax and insurance lines quoted rather than estimated. The structure is here, and the statewide comparison is here.
