DSCR Loans in Arkansas: the Property Qualifies, Not Your Tax Returns

If you own Arkansas rental property, the hard part of financing is rarely the property. It is proving personal income out of returns written to be efficient rather than impressive. A DSCR loan asks a different question.
The whole test
Does the rent cover the payment? We take the property's monthly rent, we take the full monthly payment including principal, interest, taxes, insurance and any association dues, and we divide. Your returns do not enter it.
What is specific to Arkansas
Two things sit inside the payment and move an Arkansas file. Taxes, where your assessment is capped at 10% annual growth rather than a homeowner's 5% and the homestead credit does not reach you. Structure investors use
- Down payment. Typically 20-25%. More down lifts the ratio, which is the lever when a property is close.
- Title. An LLC at the closing table. How that works.
- Property count. No agency cap. The constraint is each property's own arithmetic.
- Property types. Single family and 1-4 unit residential, plus larger residential buildings.
When a DSCR loan is the wrong tool
When the rent does not cover the payment and no down payment fixes it. A DSCR loan does not rescue that deal, it prices it. We would rather say so on a 20-minute call than after an appraisal. If you are shopping a tight market, check what it actually yields first.
