A ten percent gross yield deserves a question rather than an offer: what is this market being paid to tolerate? In the Arkansas Delta the answer is liquidity, and that is a real cost.

What the yield is paying you for

Three things, and a lender is the wrong person to soften them. The buyer pool is small, so an exit takes longer and depends on fewer people. Management at this price point is hard to source and proportionally expensive, because a percentage fee on an $879 rent does not fund much service. And one vacancy is a larger share of annual income than it would be on a Fayetteville rent.

Low price means fixed costs bite harder

This is the part buyers miss. Taxes and insurance do not fall in proportion to the purchase price, so at these entry prices the fixed lines eat more of the margin than the headline yield suggests. Since we measure rent against the full payment including those lines, a 10% gross yield compresses considerably by the time it reaches the ratio we actually underwrite.

Who this suits

Buyers with local knowledge, local management, or both, and enough reserve that a long vacancy is an annoyance rather than an event. It suits a first out-of-state purchase considerably less well than the search results imply, which is why we say so here instead of at the appraisal. Compare against the rest of the state.
