Rent to price is the first screen on any rental, and in Arkansas it points away from the markets that get written about. Here is every Arkansas market we could measure, from one source in one month.

What the screen leaves out
Taxes, insurance, vacancy and management. On an Arkansas deal the tax line is capped at 10% growth a year rather than the 5% a homeowner gets, and the state homestead credit does not reach you, so an investor's carrying cost is not the one a homeowner comparison implies. That page is here.
Two different businesses
Fayetteville at 5.16% and Blytheville at 10.16% are not the same trade and should not be underwritten as though they were. The high-yield markets are priced for thin buyer pools and harder management. We say what that actually costs here.
