How we work
We underwrite Arkansas rental property on the property's cash flow. The conversation starts with the rent and the full payment rather than with your tax returns, and we would rather tell you a deal does not clear before an appraisal than after one.
Why every figure has a date on it
Assessments, millage, reappraisal cycles and market rents all move, and a stale number in an underwrite is worse than no number. Every state-specific figure here traces to a primary source and records the date we read it. Where something is not verified, this site says so instead of guessing. We do not publish an Arkansas effective property tax rate for exactly that reason.
